How can we help?

We are an IFA and mortgage broker based in Boston Spa, offering independent mortgage advice to clients wherever they are in the UK.

Applying for a mortgage directly to a bank has become a time consuming and stressful task, with long phone interviews, personal questions, and slow processing times. It has also become harder to work out which mortgage deal is best, with a dizzying variety of fees and interest rates on offer. Online "best buy" tables are stuffed with products that look cheap until you work out how much they want from you in charges and fees.

Our service takes the hard work out of the mortgage application process. We will take the time to understand your specific circumstances and needs, use state of the art software to find the best available deal (avoiding the "teaser" interest rates that come with big upfront fees), apply on your behalf, and deal with any queries that the mortgage company has. You need never speak to the bank directly. Above all we produce results much faster than would be achievable via going directly to a bank, often securing initial mortgage offers within 24 hours of your call.

We offer a mortgage broker and arrangement service on most types of mortgage, including:

  • First time buyers
  • Applicants with only a 5% deposit
  • Moving home or remortgaging
  • Buy to let mortgages
  • Mortgages for applicants with historic credit issues
  • Mortgages for directors and the self-employed
  • Mortgages on new build properties (please note - minimum 15% deposit required for new builds)

Please note that we don't arrange mortgages for debt consolidation, holiday-let properties, renovation / self-build projects, lifetime (e.g. equity release) mortgages, or limited-company mortgages.

What is the process?

We will:

  1. Gather information on your situation via phone or email, whichever method suits you best.
  2. Search the market for the best mortgage products for you, and send you full details of your options.
  3. Once you have agreed on a product we will get a "decision in principle" from the chosen lender, giving you certainty over the mortgage you can get
  4. Fill out the lender's application forms online for you, and submit any documentary evidence that the lender requests.
  5. Keep you fully informed throughout the process

We will also, if you wish, recommend a good local solicitor to carry out any conveyancing work required.

What does it cost?

We will receive some commission from whichever lender we recommend, if a mortgage application goes ahead, so for larger mortgages we don't need to charge a fee. Our fee structure is as follows:

  • Mortgages over £150,000 = No fee
  • Mortgages between £125,000 and £150,000 = £145 fee
  • Mortgages between £100,000 and £125,000 = £295 fee

These fees are only payable if a mortgage actually happens. If we get you a mortgage offer but you don't use it then no fee applies.
